Reading an estimate against these factors

  • IfThe estimate includes removing drywall high up the walls after a clean-water leak caught quicklyAsk for the moisture readings that justify that height.
  • IfSewage reached the basement but the estimate saves carpetAsk why; contaminated carpet and pad are usually discarded.
  • IfDrying equipment is billed for many daysAsk for the daily log showing readings falling and what was adjusted.
  • IfTwo estimates differ widelyCompare line by line: removal scope, equipment counts, days, cleaning agents and contents handling.
  • IfThere is no line for testing old flooring in a pre-1980 houseAsk whether testing was considered before tear-out.

Factors that are easy to overlook

Small older houses have their own scope drivers. A steep, narrow stairway with a turn makes carrying out wet carpet rolls and drywall slower. Low ceilings and ducts running under the joists limit where equipment can sit. Basements finished in pieces over several decades may have three different wall types in three rooms, each handled differently.

Many estimates for insurance work are written in Xactimate or a similar program, which lists each task as a separate line. That format makes comparison easier: you can see whether each estimate assumes the same square footage, the same removal height and the same number of drying days. Differences in those assumptions explain most of the gap between two numbers.
