What to ask, and why
Will I be charged for days of drying that didn't do anything?
Ask for daily readings on the concrete, walls, and framing. If readings stall, equipment placement should change, not just keep running.
Does groundwater flooding count as covered damage?
Usually not under standard homeowners policies; it often requires flood insurance. Sudden pipe or appliance failures are more commonly covered. Check your policy.
Will my basement smell musty afterward?
Not if it's dried to goals and wet materials that can't dry are removed. Ask for the final moisture log.
Should the old floor tile be tested before it's pulled?
Yes. Englewood homes built before 1980 may have asbestos in tile or pipe wrap; ask for testing by a qualified firm before removal.
Who repairs the basement after?
Some water damage companies also rebuild walls and replace flooring; others hand off to a contractor. Either way, repairs should wait until the space is confirmed dry.
