Clues of past basement water a buyer can look for
- Rusty tack strip
- Visible at carpet edges if a corner is lifted with the seller's permission
- Efflorescence
- White crust on exposed concrete in the furnace room or under stairs
- Fresh paint low on walls
- Sometimes covers water lines or stains
- Swollen trim
- Baseboard or door casing that has puffed at the bottom
- Musty odor
- Especially in closets and behind furniture against outside walls
The situation
Illustrative example. Not a real job or customer.
A hypothetical buyer is under contract on a 1920s brick bungalow in Englewood. The basement has new paint, new carpet in the family room and a fresh-looking bedroom. The seller's disclosure mentions a past water heater leak but nothing else.
- During the inspection, the inspector lifts a carpet corner in a closet, with permission, and finds rusty tack strip along the outside wall but not along interior walls.
- In the unfinished furnace room, the same outside wall shows white efflorescence and a faint tide line on the block about two inches above the floor.
- The water heater is on the opposite side of the basement, so the pattern does not match the disclosed leak.
- Outside, the inspector notes a downspout emptying onto a sunken splash block at that corner and soil sloping toward the wall.
- The buyer asks the seller, through the agents, for any history of seepage on that wall, receipts for the recent finishing work and whether a permit was pulled.
The seller confirms seepage during heavy storms in past years and says the carpet was replaced before listing. The buyer gets a drainage contractor's opinion, negotiates for gutter, downspout and grading work, and plans to check under the new carpet after the first big storm of the season.
Questions worth asking about a basement before closing
- When was the basement finished, and was a permit obtained?
- Has water ever entered the basement, from any source, and what was done about it?
- Was the carpet or drywall replaced recently, and why?
- Has the sewer line ever been scoped, and is there video?
- Is there a sump pump, and how often does it run?
- Were insurance claims ever filed for water damage at this address?
