How the risk builds after water arrives
- First 24 hours
- Materials are wet but mold growth is not yet established. Extraction and removal of wet pad and insulation now prevent most later trouble.
- 24 to 48 hours
- Mold can begin to grow on damp organic materials such as drywall paper, wood and cardboard in warm conditions. Drying equipment should be running.
- Several days
- Visible growth may appear on wall bottoms, behind baseboards and on stored boxes. Musty odor often shows up before visible spots.
- Weeks later
- Hidden growth inside closed walls, under carpet or behind paneling, usually where drying was incomplete.
Where it hides in finished basements
In Englewood's older homes, basements were often finished in stages by different owners, and each layer creates a hiding place. Paneling glued over furring strips leaves a thin air gap against cool concrete. Drywall installed directly against a foundation wall without a gap traps moisture behind it. Closets, the area under the stairs and built-in shelving get less air than open rooms and dry last.
Carpet pad is another common spot. If pad was dried in place rather than removed, the side against the slab can stay damp long enough to grow mold that nobody sees until the carpet is pulled up. The same goes for the bottom of boxes stored on the floor, the backs of furniture pushed against an outside wall, and the inside of a wet drywall cavity that was closed up early.
What to do about what you find
- IfA small spot on a hard surface such as concrete or a metal shelfClean it with detergent and water while wearing gloves and eye protection, dry the area and watch for return.
- IfGrowth on drywall or wood larger than a small patchPorous materials with growth are usually removed, not cleaned. Consider a professional, especially for larger areas.
- IfMusty smell with no visible growthLook behind baseboards, under carpet edges and in closets. A provider can open a small inspection hole or use a moisture meter to find the wet area.
- IfSomeone in the house has asthma, allergies or a weakened immune systemKeep them out of the basement and lean toward professional help even for moderate growth.
- IfYou want proof the space is clear after remediationAsk about post-remediation verification by an independent inspector who did not do the work.
