Save or replace the carpet?
These are typical outcomes, not rules. Your insurer and the provider's readings will drive the final call.
| Carpet may be saved when | Carpet usually goes when |
|---|---|
| The water was clean, from a supply line or water heater | The water was groundwater carrying soil, or sewage |
| Drying started within a day or so | It sat wet for several days or already smells musty |
| The backing has not separated or delaminated | The backing is coming apart or the carpet has shrunk |
| The carpet can be lifted, the pad replaced and the slab dried underneath | It is old enough that replacing it costs little more than saving it |
What is under the carpet
A typical basement carpet installation has three layers on the concrete. Around the edges of each room is tack strip: thin wood strips with angled pins that grip the carpet backing, nailed or glued to the slab. Inside the strips is a foam or rebond pad, often several pieces taped together. On top is the carpet itself.
Pad acts like a sponge. It holds water against the slab long after the carpet surface feels dry, and the slab underneath stays wet. That is why pad is almost always pulled and thrown away after a flood, even when the carpet is kept. Tack strip is wood, and after it soaks the pins rust and the wood can rot or grow mold. It is inexpensive, so it is commonly replaced along with the pad.
Rusty tack strip has a second use: it is a record. Long after carpet has been replaced or dried, a line of rusty pins along one wall tells a home inspector or buyer that water came in there before.
If the carpet is being saved
Extract thoroughly
A truck-mounted or portable extractor pulls far more water from carpet than a shop vacuum. This step matters most.
Lift and pull the pad
The carpet is released from the tack strip and folded back, the wet pad is cut out and removed, and the slab is exposed.
Float the carpet
Air movers blow under the lifted carpet so air flows across both the carpet backing and the concrete.
Dry the slab
Dehumidifiers run until slab readings return to normal. New pad goes down only after that.
Clean and reinstall
Carpet is cleaned, re-stretched over new pad and attached to new tack strip where needed.
